THE CHALLENGE

TE Capital required a speculative office design that could appeal to a broad range of potential tenants. The challenge was to create two distinct yet complementary office spaces that could function independently or easily be reconfigured into a single tenancy. Additionally, the design needed to maximise the building’s prime location, which offers abundant natural light and unobstructed views of the surrounding parklands, the Shrine of Remembrance, and the CBD, while maintaining flexibility for future tenant demands.

THE Solution

Agero developed a flexible design that converts the space from a single tenancy into two distinct spec offices. The inter-tenancy wall can be easily removed, reverting the space to a single tenancy configuration without the need for additional modifications. The design maximised natural light and scenic views by positioning meeting rooms and offices along the building’s core, ensuring all areas benefited from the surroundings. The social hub, strategically located on the corner of the floor, features 180-degree views and is separated from workspaces by glass partitions and strategic plantings to maintain light flow and acoustic privacy. With various workstations, communal tables, and breakout areas, the offices cater to a range of work styles and provide a versatile environment for modern office needs.
